The image herein shows a recent development on Lavender Hill Battersea, close to Clapham Junction train station. ADB helped the developer to quickly appraise this impressive end of terraced historic asset, specifically providing floor by floor layout studies to maximise the number of apartments with each having quality design solutions and touches.
The ground floor commercial unit was reduced in size to allow for a rear duplex apartment to be created linked over ground and basement level. Basement works were undertaken to maximise the footprint at the rear of the site to achieve the required minimum space standards.
Designs Compliant with Planning Policy & Building Regulations
A new feature stair link was created internally within the Commercial Unit affording a better design arrangement more appealing to the end user market allowing the unit to achieve better rental values at basement level.
Rear lightwells were created through the floor plan to bring natural light and amenity space into the apartments whilst ensuring privacy was maintained.
Amenity spaces were added to the rear of the apartments by creating external terraces above ground floor. The top apartment enjoys amazing views towards the river and north west London. A side dormer window was added to the hipped roof, providing stair access to the top floor duplex apartment with the living kitchen and entertaining accommodation being provided at this top level.
We can provide design appraisals for developers in line with National and Local Planning policies and be appointed up to Stage 4 or assist with coordination on site as required.
